PHASING PLAN

We plan ahead of time to make sure that you, your customers, and your employees know what portion of the parking lot we will be working on well before we start. This eliminates confusion and maintains the highest customer experience. Our goal is to minimize the disruption to your business and customers.

DRY TIME COORDINATION

We block off the parking lot early in the morning before customers or employees arrive. We open the previous day’s section as we block off the new section. This allows parking and access at all times. Is your parking lot too small to divide up? No problem, we also work on the weekends!

LONGEVITY

Sealcoat lasts on average 2-3 years before we need to apply another coat. Typically, two coats are applied the first time you sealcoat and one additional every other year, or as necessary. This allows your parking lot to stay protected and look professional.

Ultraviolet radiation from the sun causes asphalt to become brittle, creating tiny cracks in the surface. Rainwater begins seeping into these micro-fractures and once the temperature drops, that water freezes and expands, widening and extending fractures. As these fractures continue to expand and extend, they begin to interlock with other cracks in a pattern known as alligator cracking, which will eventually lead to potholes if left alone.

Sealcoating

The secret to protecting your asphalt from future deterioration is to add a sealcoat. Asphalt sealcoating is a protective layer of bituminous based products or acrylics applied in a liquid form, mixed with water, silica sand, polymer additives and other proprietary filters and solids. Just like varnish protects new wood from rot, Vasco Polymer Modified MasterSeal™ protects your asphalt from weather and harmful chemicals like gasoline. Applied properly it will provide a slip-resistant surface that protects and beautifies your parking lot.

POTHOLE PATCHING

Hitting a pothole increases the chance of damage to tires, wheels, shocks and struts. This could alter the steering and handling of a vehicle creating dangerous driving conditions. Vasco Asphalt Company uses four hot and cold mix patching methods determined by our customers’ needs and weather conditions to eliminate potholes quickly.

SPEED BUMP / CAR STOP / CURB INSTALLATION

Speed bumps, curbs and car-stops help reduce danger and accident statistics by forcing drivers to slow down. Owners of large parking lots with high pedestrian traffic have found that speed bumps near crossing areas significantly reduce the chance of customer or employee injury.
